Frequently Asked Questions

Quick answers to common homeowner questions, grouped by topic.

Your Notice & Account

Why did I receive a letter from Severaid & Glahn?

Your Association has referred your account to our office for lien enforcement of an outstanding balance. The balance may include unpaid Association assessments, lien costs, interest, and other applicable charges. I Received a Notice

Does a Pre-Lien Notice mean my property is being foreclosed on?

No. A Pre-Lien Notice is a statutorily required early step in the lien-enforcement process and does not mean that your property is currently being foreclosed upon. The notice gives you an opportunity to address the account before a lien is recorded.

Why is the balance from Severaid & Glahn different from my Association statement?

The ledger maintained by our office may include amounts that do not appear on an Association statement, such as lien costs, interest, and other charges associated with the lien-enforcement matter. Regular Association assessments also continue to become due while the account remains open. Understanding Your Account

How do I know how much I currently owe?

Review the most recent ledger provided by our office. In addition to the Total Due as of the date shown, look for the Scheduled Increases/Balances section. If your payment will be received after the dates shown, or you are unsure which amount applies, contact our office for an updated balance.

I already paid my Association. What should I do?

Contact our office so the payment can be researched. If you paid by check, please provide a copy of both the front and back of the cleared check.

Payments

How can I make a payment?

Payments may be made online, by mail, or at our office. Online payments require your Severaid & Glahn file number and are subject to a $10 transaction fee that must be added manually. Cashier's checks and money orders may be mailed or delivered. Cash may be delivered to the office but should not be mailed. Making a Payment

If I pay online, is the $10 transaction fee added automatically?

No. You must add the $10 transaction fee to the amount you intend to pay. For example, a $500 payment toward your account requires a $510 online transaction.

Why was my online card payment not approved?

There are several reasons a card transaction may not be approved. For a larger payment, your bank or card issuer may have a daily purchase limit or other authorization control. You may need to contact the bank or card issuer to authorize a one-time transaction above your normal daily limit and then try again. Your bank or card issuer can provide information about the specific decline. Online payment details

When is a mailed payment considered received?

A mailed payment is considered received when it is delivered to our office, not when it is placed in the mail.

Can I pay my Association or management company directly?

No, not while your lien-enforcement matter with Severaid & Glahn remains active. Payments should be made through our office. Sending payment to the Association or management company may delay processing.

Payment Plans, Meet & Confer & Waivers

Can I request a payment plan?

Yes. Payment plan requests must be submitted in writing to Severaid & Glahn. Our office forwards requests to the Association’s Board for review at its next scheduled meeting, subject to the Association’s review procedures. Your request should state the monthly amount you believe you can afford in addition to your regular ongoing Association assessments. Once Severaid & Glahn receives your written request, the account is placed on a temporary legal hold, pausing further lien-enforcement activity while the request is considered. The hold remains in effect until the Association’s Board makes a decision and Severaid & Glahn notifies you of that decision. Submitting a request does not mean the plan is approved. Regular assessments, late fees, interest, and other applicable charges continue to accrue or be posted. If approved, further lien-enforcement activity remains suspended while the payment plan remains in good standing. Payment Plans

If my payment plan is approved, do I make a separate regular assessment payment?

No. Your scheduled payment-plan payment includes both the portion being applied toward the outstanding balance and your regular ongoing Association assessment. If the regular assessment changes, your scheduled payment may change accordingly.

What is Meet & Confer?

Meet & Confer provides homeowners an opportunity to discuss their delinquent assessment account with their Association and explore potential resolution options. Written Meet & Confer requests must be submitted through Severaid & Glahn, rather than directly to the Board or management company. Our office forwards requests to the Association for consideration and communicates the response.

Can I request Meet & Confer if I already have a recorded lien?

Yes. You may submit a written Meet & Confer request through Severaid & Glahn even if a lien has already been recorded against your property. Our office forwards the request to your Association. A Meet & Confer request by itself does not place the account on a legal hold or suspend further lien-enforcement action. A pending payment plan request, however, places the account on a temporary legal hold, and an approved payment plan in good standing continues the suspension under our office’s procedures.

Can I ask for fees or charges to be waived?

Yes. You may submit a written waiver request through Severaid & Glahn for Association consideration. Lien costs are not eligible for waiver. Other eligible charges may be considered by the Association, but approval is not guaranteed. Waiver requests are separate from Meet & Confer.

Do I have to request a payment plan or Meet & Confer to ask for a waiver?

No. A written waiver request may be submitted through Severaid & Glahn independently of a payment plan or Meet & Confer. If you are also requesting a payment plan, submitting both requests together allows the Association to consider them at the same time.

If my waiver is approved, when do I have to pay the remaining balance?

The remaining balance is generally due within 10 days of approval, unless otherwise specified by the Association. You should be prepared to pay the remaining balance promptly if your waiver is approved.

Liens & Foreclosure

Does a recorded lien mean foreclosure has started?

Not necessarily. A lien may be recorded against the property without foreclosure proceedings having begun. If the account remains unresolved, however, the Association may consider further lien-enforcement action. Liens & Lien Releases · Foreclosure / NOD Information

What happens after I pay my account in full?

Your account will go through our normal closing process. Closing the file is not immediate and may require additional processing. Once the account has been closed and returned to the Association, future regular assessments may generally be paid directly to the Association or management company. If a lien has been recorded, additional processing is required to prepare and record the lien release.

How long does it take for a lien release to be recorded?

Recording a lien release is not immediate. After the account has been paid in full and processing is complete, our office submits the lien release to the County Recorder. County processing times may vary. Once the recorded release is returned, a copy is provided to the appropriate recipient.

What should I do if I receive a Pre-NOD or foreclosure-related notice?

Do not ignore the notice. Read the correspondence carefully and review the ledger provided with it. Depending on the status of your account, options may still be available for resolving the matter. Foreclosure / NOD Information

Selling or Refinancing

I am selling or refinancing my property. How do I get a payoff?

Payoff demands are generally requested through Severaid & Glahn by the escrow or title company handling the transaction. The request should specify sale or refinance and include the anticipated closing date, property information, and escrow number. Submit your request to our office using the Payoff / Demand Requests page.

What happens if my payoff demand expires before closing?

Updated payoff figures will be required. Payoff demands are prepared through a specific date. If payment will not be received by that date, an updated demand should be requested. An additional fee may apply.

Can I get an expedited payoff demand?

Yes. Expedited payoff-demand processing is available for an additional fee.

Contacting Our Office

Do you report accounts to a collection agency?

No. Severaid & Glahn does not report accounts to a collection agency.

We can provide account-specific information to the property owner shown in the Association's records or the property's ownership records. If someone else needs to discuss the account on the owner's behalf, such as a family member or friend, we will need authorization from the owner before discussing account-specific information with that person.

What information should I have when I contact your office?

Please have your Severaid & Glahn file number or property address available. Providing this information helps us locate your account and respond more efficiently.
