Payment Plans

Learn how to submit a written payment plan request through Severaid & Glahn, what information to include, and how your Association’s Board reviews the request.

Can I request a payment plan?

Yes. If you are unable to pay your balance in full, you may submit a written payment plan request directly to Severaid & Glahn. Our office will forward your request to your Association’s Board for consideration at its next scheduled meeting, subject to the Association’s review procedures.

All payment plan requests must be submitted through Severaid & Glahn, rather than directly to your Association’s Board or management company.

Your request should include the monthly payment amount you believe you can afford in addition to your regular ongoing Association assessments. You may also include information about your circumstances or financial hardship if you believe it would be helpful when your request is considered.

Payment plan requests are subject to review and approval. Submitting a request does not mean that a payment plan has been approved. The terms that may be approved can vary depending on the Association and the circumstances of the account.

If your proposed terms cannot be approved as submitted, different terms may be offered for your consideration.

What should I include in my payment plan request?

Your payment plan request must be submitted in writing to Severaid & Glahn and should include the monthly payment amount you are proposing.

When deciding what amount to propose, remember that your regular Association assessments will continue to become due. Your proposed payment plan amount should therefore be an amount you can afford in addition to your regular ongoing Association assessments.

You may also explain any circumstances or financial hardship you would like considered with your request. Providing a hardship explanation is not required.

Please include your Severaid & Glahn file number or property address so that your request can be matched to the correct account.

How do I submit a payment plan request?

Payment plan requests must be submitted in writing to Severaid & Glahn. Email is the preferred method and generally provides the quickest way to submit your request to our office.

Requests may also be submitted by mail, fax, or delivered to our office.

Please include your Severaid & Glahn file number or property address, along with the payment amount you are proposing.

Our office will forward your request to the Association’s Board for review at its next scheduled meeting, subject to the Association’s meeting schedule and review procedures. Once a decision is received, Severaid & Glahn will communicate the response and any proposed terms to you.

Once Severaid & Glahn receives your written payment plan request, your account will be placed on a temporary legal hold, pausing further lien-enforcement activity while the request is under consideration. This does not mean the payment plan has been approved. Regular Association assessments, late fees, interest, and other applicable charges will continue to accrue or be posted to the account. The temporary legal hold remains in effect until the Association’s Board makes a decision and Severaid & Glahn notifies you of that decision. If a payment plan is approved, further lien-enforcement activity remains suspended while the approved plan is in good standing.

What happens after I submit my request?

Severaid & Glahn will forward your written request to your Association’s Board for consideration at its next scheduled meeting, subject to its review procedures.

The amount of time needed to receive a decision may vary depending on the Association and its meeting schedule. Our office will contact you once a determination has been received.

If your request is approved as submitted, our office will provide the payment plan terms and instructions for beginning the plan.

If different terms are proposed, we will contact you with those terms so that you can decide whether you would like to proceed.

If your request is not approved, you will be notified of the decision. You may be able to submit a different payment proposal for consideration.

What happens after my payment plan is approved?

Once a payment plan is approved, our office will provide you with the payment plan terms and payment instructions.

A payment plan request places the account on a temporary legal hold while the request is pending. An approved payment plan continues the suspension of further lien-enforcement activity while it remains in good standing. Assessments, late fees, interest, and other applicable charges continue to be posted.

Your payment plan payment includes both the amount being paid toward your existing balance and your regular ongoing Association assessment. Regular assessments continue to become due while the payment plan is in effect and are incorporated into your scheduled payment amount.

If your Association's regular assessment amount changes during the payment plan, your scheduled payment amount may also change to reflect the new assessment amount.

Payment coupons or other payment instructions will be provided to help you make the required payments according to the approved schedule.

Please review the payment plan terms carefully and make your payments by the required due dates.

Are there fees or interest associated with a payment plan?

Payment plans are subject to a one-time forbearance fee. The amount of the fee may vary depending on the length and terms of the payment plan and will be included in the balance being paid through the plan.

Interest continues to accrue while the payment plan is in effect. As payments are made and the outstanding balance is reduced, the amount of interest that accrues may also change.

Your payment plan documents will provide the payment amount and schedule applicable to your approved plan.

What happens if I miss a payment?

Payment plan payments must be made according to the approved payment schedule. A missed payment may result in the payment plan being placed in default.

If your payment plan goes into default, the benefits provided under the plan may no longer apply and additional amounts may become due.

If you believe you will be unable to make a scheduled payment, please contact our office as soon as possible.

Can I request a waiver with my payment plan?

Yes. You may submit a waiver request at the same time as your payment plan request.

If you would like both requests considered, submitting them together allows the Association to consider your proposed payment plan and waiver request at the same time.

Lien costs are not eligible for waiver, but you may request consideration of other eligible charges.

Your waiver request must be submitted in writing through Severaid & Glahn. You may include an explanation of your circumstances or hardship, but an explanation is not required.
